HOME OWNERS ASSOCIATION
All of the homes are required to have sidewalk and driveways in pavers with Spanish tile roofs. Pavers and Roof tile will all be of standardized size and color. Florida Public Utilities is providing natural gas to all of the homes in the project. Duke Energy is providing the underground electrical service along with decorative street lighting on tapered pre-cast poles. The City of DeLand process's the sanitary sewer and provides water to the residents. Fire hydrants are placed according to code by the City of DeLand. Spectrum provides cable television service and Internet.
Extra effort has gone into the massive Spanish style walls, security gates and signage for the entryways to the community. Phase I has a large gated entryway, the second entryway will be built when phase III is developed. Extensive acceleration and de-acceleration lanes have been built for easy and safe access to highway 11.
A lake front community park has been built near dock 10. Some of the oak trees within this park have been designated historical Oaks by Volusia County. A Community Dock is on Lake Mamie. with additonal community boat docks and fishing piers could be constructed on Horseshoe Lake in the future.
All lot owners pay a monthly Association Fee to the Lakes of Deland Association in the amount of $135.00 per lot. There ia a one time initial fee of $1,000.00 for all lot owners.

Maintenance of Docks and Lighting systems.
Maintenance of Storm Sewer System.
Chemicals & Fertilizers for common areas.
Real Estate Taxes on Common areas.
