General Description and Architectural Requirements of Homes

Docks on the lake with walking paths around Lake Mamie and Lake Horseshoe for that evening stroll. Fishing and boating on natural Florida lakes.

All of the homes will be required to have sidewalk and driveway pavers of standardized size and color. Florida Public Utilities is providing the natural gas to all of the homes in the project. Progress Energy is also providing underground electrical service along with decorative street lighting on tapered pre-cast poles.  The City of DeLand the provider of th sanitary sewer and water service to the residents.  Fire hydrants are placed according to code by the City of DeLand. Bright House Networks is providing cable television service and wide band (Road Runner) Internet service.  Cable service will include a security channel and a community channel.

Extra effort has went into the massive Spanish style walls, security gates and signage that is at the entryway to the community.  Phase I has the initial entryway with the second entryway being built when phase III is developed.  Extensive acceleration and de-acceleration lanes have been built to insure that residents can safely enter and leave the project . Land has been set aside within phase II for a lake front community park.  Some of the oak trees within this park have been designated historical Oaks by Volusia County.  Community boat docks and fishing piers will be constructed on Horseshoe Lake and Lake Mamie and should be constructed by July of 2007. A Boat Club is being formed wherein all of the boats will be ownedand maintained by the H.O.A. Boats will be available on a ( first come first served) scheduled basis to Home Owners. At this time no charges are planned for usage.
